how we do business
We primarily offer standard predesigned and sometimes prebuilt house /cabin packages that we believe to be the optimum in home design value. However if our standard designs are not what you are looking for we can price any set of plans for frame ,sip or log home and supply you with a framing kit , installed dried in shell or finished home. If you do not have plans we can draw them for you. You would just need to have a good idea of what you are looking for in a design and have established your budget.
These are the steps to take when you are ready to move forward with you project.
1.) A $500 nonrefundable deposit is made and a precontract is signed this reserves your place in the line of first deposited first served . 2.) The precontract describes the basic scope of work and time frames to complete preliminaries such as design and enter into contract. NOTE: There may be additional fees for services performed during precontract such as drawings and other services that will not be included in contract price. design services are included in the overall contract price when purchasing a standard predesigned cabin/home package but is an additional expense when custom design is necessary. Design costs are $500 plus .50/ft/sq.
Once the contract is signed prefabrication can begin. This can be even before the permits are issued. 3.) the contract- consists of plans, specifications, list of services, work and cost payment schedule , conditions and responsibilities. plans - show all work although some times we are not contracting all work therefore the specifications specifications- describe what work is being contracted by describing the materials to be used and for what purpose. (labor and equipment to install is included unless otherwise mentioned) list of services - besides supplying labor, materials and equipment described in the specifications, we may provide other services such as design, permit drawings, submitting drawings for permits , arranging the installation of utilities, negotiating contracts with subcontractors and coordinating their work. work schedule - one of the major benefits of prefabrication is the greatly shortened work schedule. if a house is prefabricated it can be completed often in less than a month from when permits are issued. costs - is entered on contract as the total of all work and services provided in the contract. From this all payments that are made can be subtracted to have the contract balance. All separate work orders that are created before during and after the start of construction are handled as separate contracts. payment schedule - all payment arrangements and work scheduling are made individually by the job . conditions and responsibilities - sum up the "who is responsible for what"namely in the case of liabilities. It also mentions warranties, insurance and legal agreements.
At the time of signing it is expected that a 15% of contact payment is to be made for the start of prefab work, unless other arrangements are made . If owner chooses to wait or there arises any uncontrollable delays the project will be moved back one place in line of priority until all conditions allow the start of work.
For standard prebuilt homes that are completed or under construction the deposit is 10% to reserve. For custom built homes look to payment schedule.
